· To take Inspection & Admin Work of Security Staff, Housekeeping, Lift Operator, Sweeper, Gardner. Check their Work & keep Attendance & others Records to ensure proper Deployment without any Absenteeism to get Results.
· As Instruction of Management to given Advertise for Vacancies, Receive the C.V. proper Entry & Record Maintain & put the Director Table.
· To maintain Muster/Pay Role/all statutory compliances as per Local Laws.
· To coordinate for Insurance/Mediclaim Policies of Staff and Workers in case of Claim, to expedite process for the same.
· To ensure proper Working Environment at all Official Sites, for Maintaining Decorum and Imbibing the Company’s Work Culture.
· To attend to grievances by Staff/Contract Agencies, and solve them on priority basis.
· To ensure Bill Payments of all Contract Agencies by the 7th of Every Month.
· To ensure Salary Payment by 7th of Every Month.
· To ensure Payment of Statutory Dues to the authorities/Govt.
· Team Work & Co-Ordinate with Site Staff and Security Staff.
· To confirm fulfill the Safety & Security of Company’s Property & Persons at any Cost.
· To control the all Situation in time of any Emergency / Accident / Incident / Violation at Sites/ take all Required Steps (after information received) then inform to Senior.
· Biodata’s of Guards, Security Supervisor Time to Time to be Maintain and Interview of Guards & Supervisors to be taken.
· Petty Cash Accounts should be Maintain Day to Day

· Attendance Keeping updated
· All Biometric Reader Working and Data check as required.
· Checking Video Recording/Tele Recording as need.
· Periodic Checking of Filing System, ensuring proper Filing as per Dept. Policy.
· Fortnightly checking of E-filing with IT Personnel.
· Documentation of Compliance of Sites before during and other construction.
· Typing Emails as needs.
· Enrolment of any New Employee/Security Personal on Biometric.
· Assigning Employee Code to each Employee for Attendance and to ensure all Employees have been given Code and to Cross Check with all Attendances Manual with Security/Site Supervisor.
· Should be able to arrange Staffs Preventally/In Emergency.
· Should be able to make List of Pumps/Electronics/Air-Condition/Furniture & Fixture etc. & to be able to maintain.
· Should be able to make Schedule of Housekeeping Cleaning Day Wise/Week Wise.
· To be able to get Independently Maintenance and Repair of Wear & Tear of Pumps/Lights/Furniture & Fixture/Gates etc. by Appointing 2/3 Agency’s on Panel at Competitive Rates on Visit/Work System and within required Time.
· To be able to Appoint on Visit System Gardner, Electrician, Plumber, Pump Repairing Agency, Lift Repairing Agency etc. and also to get Result with in required Time.
· To be able to maintain Hard & Soft copy of files.
· To be able to make reconciliation statement of vendors, buyers, sellers etc
· To keep records of visitor, check daily records of visitor entered by security at office and of all Site etc.
· To handle the matters of visitors & to resolve the same.
· To mediate properly between Management and Staff as required.
· To handle Attend & file & keep records of RTI’s.
· To Attend & keep court matters Records & to be able to bring result with coordination of Advocates.
· To Co-ordinate meetings with Seniors/Lawyers/Professionals etc.
· To be able to file prepare, and check plaints, Reply’s Rejoinders etc prepared by Advocates.
· To Co-ordinate with Soc. Members/Unit & Flat Owners & Concern Contractor, Agency & Sites.
· On instruction or if reqd., to call the meeting of society, professionals etc. & prepare the notice & agenda, issues & write the minutes of meeting.
· To be able on instruction to visit the BMC office on behalf of builder/ company/society & meet to Assessment, Pest Control, Health, Water Deptt. and to get result.
· To maintain & keep the records / tracks on unsold units/flats.
· To take inspection & admin work of Security Staff, Housekeeping, Lift, Sweeper, Gardner. Check their work & keep attendance & ors. records to ensure proper deployment without any Absenteeism to get Results.
· To get remove unauthorized / no permitted Shops, Hawkers, Vendors, beggars from surrounding area of building by Security
· To Check all amenities portion/common facility like Club House, Gymnasium, Banquet Hall & keep proper maintain with Co-Operation of related agency/ contractor.
· To allow/permission of use of premises & issue the passes to housemaid, paper vendor, milkman, floweriest, cloth washer for enter in premises for service to Unit/ flat owner.
· To make ( as H.O. instruction) the maintenance bills & issue to Unit/ Flat owner, collect payment & deposit in H.O. issue stamped receipt & delivered.
· To hear the Unit/ Flat owner day to day problems and solve.
· KNOWLEDGE SHOULD BE MUST NECESSARY OF :-
· ERP System – to Operate/Purchase/Implement.
· Tally System – to Operate/Maintain.
· Design Emails.
· High Degree of Communication Skills
· High Degree of Commercial/Negotiation Skills.
